I kept the application paper short and didn’t state qualifications on it.

Several methods come to mind for the ADU.   1) a regular or periodically adjusted flat fee (based on an estimated usage); 2) factored into the rent (essentially the same as a flat fee); 3) percentage proportionally based on sqft. 

My short term rental bookings are way down lately and I’ve had a lot of cancellations as well.

They don't predict rents long term though,...just short term.

@Rick PozosNot everyone follows the rules when STR'S are banned and sometimes existing ones have a period of time to shutdown.If not enforced some people will run the risk till penalties or worse are enacted.

Hi Daniel,All around it's a tough market to do a BRRRR, but a lot of investors are looking at ADUs to increase cash flow or doing short-term rentals.

I am an investor myself and have renovated roughly 300 properties for REI Nation, worked for the management company speaking with residents, spent a short time on the customer service side of the business working with existing clients and their portfolios after purchase and to this point have spoken to close to 6,000 interested investors answering questions about Turnkey real estate in general and REI Nation specifically. 

I have been shopping around for lenders for a 20% down DSCR loan for a new short term rental property.
