This is a zero sum game, you only pay a fee when they select properties that you wish to buy and that you are willing to close on.

I would select another applicant.

You should educate yourself first on how to legally raise capital and what you're allowed to say or not based on ruling you select for your project. 

There are many brokers out there that specialize in the different niches such as Retail, Office, Medical, Land, Industrial and Multifamily (which is our specialty).I'd say the most important factor in selecting a firm to join is who will be your mentor.
