He retains the authority to do anything he wishes as named on the lease but was not required to sign it as it only requires one signiture, I suppose I could even have someone I designate sign the lease on my behalf and still have it be binding.

I would ask my advisors if there is a way to transfer the property to a Roth IRA as a capital contribution, then have the Roth sell the property and retain the profit without a tax consequence.

Get your numbers down pat -- spend time on craigslist seeing how much houses rent for, and then go to realtor.com and figure out if any single families in your area will cashflow (not to buy, because you don't have the money down right now; just as an exercise to build your deal-recognition muscle).When you find the MFR in your area, call the landlords and PMs and ask if you can take them for coffee.
