You're speaking my language ; ) We've been buying and renovating properties that have ADU potential for quite a few years now and about a year and a half ago converted one of those ADUs to an MTR and it is working out great.

The BTR are excellent for building huge amounts of equity and if you do it right, have infinite returns from the cash flows holding them long-term.I also do some other projects here and there.

I try to buy with seller financing now, and I renovate with Home Depot line and our own cash, and then refinance or sell later.
