We both are fairly handy and have connections to family members who would be a big help in the renovation process, considering we would have a minimum of a year to make the proper renovations.

The AC units are too small to properly cool the house.

However have heard of people switching their driver license over, locking one of the bedrooms up, throwing some stuff in it and claiming they are occupying the place.

get a real estate license and list them.. your doing a ton of work and bringing a product to market that wont sell through wholesale channels.. that's a huge waste of your time money and energy if you good at helping sellers.. get listings listings are money in the bank in many areas these days.. and its a career that you can do for a lifetime.. 

Here's the scenario:I'm a licensed real estate salesperson in NJ.

The kicker is that because of the 203k they need to be licensed.

Here's my train of thought on this: I'm interested in investing in Baltimore but live in DC proper, so while I can go there, I don't think I can just wander around to "explore."
