Is there anyone here that can tell me about the Zephyrhills market for buy and hold strategy as far as jobs, schools, things to do, renter population. does it make sense there?

We have a growing tech industry (increasing millenial population), popular retirement destination (per Money Magazine #1 in 2020) and a large college town (UW Madison) and government (Capital of WI). 

A duplex or triplex would be ok as well.I need to find a location within a densely populated city with space to safelyhouse 2-3 vehicles (for my other business), outside of space for the vehicles, I do not need the commercial space.

Generally speaking, I have raised the rates on all my STRs over the past few months because of the increase in demand for people wanting to get away from large cities and populated areas.

If so, I've been noticing a drastic decline in their populations since the start of the COVID Pandemic.

What is the reason for the population decline?

Our influx has been mostly people moving from densely populated suburban areas.

Month, quarter, year, custom range.Include a robust website for marketing and lead capture.Website includes live chat / chatbot functionality and the ability to send a message.Auto-populate captured leads into CRM. 

Job growth and population migration are more forward-looking indicators.

I was there over the weekend and it seems like the population has declined quite a bit.
