Hi @Joshua Dean -Until you (or someone on your team - agent, contractor, etc) are able to physically walk the property, any numbers you pencil in for the rehab are going to be a guess ... but that's ok.You should be able to look at the photos and the remarks made by the listing agent to make an educated guess.

To me location, physical condition, tenant quality, a high demand rental market, high chance of rents increasing and appreciation are more important than how it looks according to the 1% rule.

This is the way of the future.some of my turnkey clients were having their buyers / or providing one year of renters insurance IE if they missed rent the insurance company paid.. it was an easy sell product.. but those companies sustained loss's that made writing that insurance not so fun.. so they just cancelled the policies..
