Running my businesses takes  a LOT of my physical time, and I'm usually having to fly around the country for various obligations. 

I probably need to find another agent first and go look at the property physically. 

Gated community, view of the Vegas strip from balcony, heavily upgraded, next to casino, also Class A. 

Boring answers and not as cool sounds... but better returns than likely most anything else you can find (unless you want to take it to the casino...).

The county property tax website should have owners name listed, I'd check there and with city rental licensing department could be another source.. for physical address..

My personal opinion would be to physically live in one of my properties, but that preference is solely an emotional preference backed by no data.  

So you'd be playing with the casino's money.  

My issue is my 60k is all cash I’ve literally saved for 15 years of landscaping with my family, graduations, casino wins holidays, just all around extra money that doesn’t come from my actual job that I’ve had forever.

Starting off you have to make sure the piping or wiring physically allows it and guess what that is all behind walls/floors/ceilings so even if it is possible you may not be able to tell.Then let's say it is fairly easily identifiable like your example of electric circuits.

Related to the above, have you physically seen the property?
