The impact of UDFI in an IRA is typically nominal, so while a 401(k) is better through avoiding that tax, it is not generally a huge differential that would encourage one only eligible for an IRA to run away from a leveraged transaction.When you read on the internet that a Solo 401(k) is exempt from UBIT, that is a broad statement that mis-characterizes the real difference.

The one thing I can’t seem to gather from all of your writings is the level of transparency that you encourage your clients to have with their lenders.Are your clients purposely trying to obscure this maneuver from their lenders by first placing the property into a land trust before assigning the LLC as the beneficiary of the Land Trust?

But the encouragement is to make sure you have a legitimate business purpose that is part of your normal model (like a Brrrr thing) and not to take a trip to Cabo.Every once in a while the gummit does something that makes you go hmmm.
