We don’t touch electrical, HVAC and plumbing projects, we don’t build new structures, but we can do quite a lot on our own; including tile work, drywall work, flooring, kitchen, any finish work essentially.

Let’s also look at income, not just total wealth, since many folks, especially hourly workers, in the bottom 50 unfortunately, really can’t/don’t save much money or own income producing assets.

We own two rentals in a small town in Indiana.

My brother-in-law owns two FIG four-plexes and is very happy.  

Think a good rule of thumb when investing out of state is to:1)  Talk to their sales team and get their top property/area recommendation2)  Do your own analysis on that area for population growth, crime, income. 

Looking to see what others do to market their own rentals/properties.

It will be extremely challenging to get a conventional/govt/portfolio loan for residential RE on your own without current income, and less than 25% down worsens this outlook.

I really recommend you invest with others before operating on your own.
