There is only one way to do an eviction in the state of Texas unless the amount is above $10,000(Mostly Commercial or very highend rental) I outlined an actual eviction that occurred last month albeit a worse case scenario.  

I'm curious if you found a solution for what policy would be best in the case you outlined (moving out of primary residence then renting by the room).

The way I have it outlined is very simple using 4 columns:-Investment decision- outline what I did or did not do-Why I think it is a good decision- Write down all the factors, variables, and assumptions I’m using to justify my decision and why I think it’s a good move.

Mathematically, it doesn't matter if you have this done with one loan that you held for 365 straight days, or 2-3x on shorter-duration loans as you outlined above.To make that more intuitive, even if you reinvest 3x a year... each of those investment periods will only be for less than a full year, right?

And it will be important to outline what you are doing currently - are you self-sourcing?  

Yes - you need proof that they defaulted and have not performed per  what contract outlined. 

It is never okay with us to let a tenant deduct what they feel they are entitled to from the rent unless they have followed the exact procedure to do so as outlined in the landlord-tenant law for our jurisdiction.

You may be able to find GIS maps with the local water authority or with the county (planning and development department) that outline these details.
