The upstairs unit needs some light rehab (kitchen and bathroom) and the exterior of the house needs paint and a roof sooner than later.

The roof needs replaced, it needs gutters, the chimney exterior is missing siding or whatever was on it. 

Are there any outstanding inspectional services issues pending or any other kind of lawsuits, like a slip and fall.Also as mentioned, what utilities or other services are being provided by the seller as opposed to the tenant.

I am not opposed to using a PM 100% but if it is out of state probably be prepared to take over at moments notice.

As you get close to finishing turn on the lights inside bright at night so neighbors can look inside and tell their friends and family about this "great new" home and give them a website through an interior and exterior sign to view the whole home on line and you can tell ur story to future buyers.

We prefer turnkey but if the price is right not opposed to rehabbing.

Their education is expensive and I think is more useful to a flipper as oppose to one that fixes and holds.

We had ten LMHA properties but I have been weaning down anyplace without exterior siding or in excellent condition as the annual inspection (actually every 9 months so every 3/4 of a year) become very expensive to pass in old homes.

We also want to request they pay via electronic payments and email maintenance request to us as opposed to calling or simply knocking on our door .
