I agree with Account Closed 21 years on a water heater is an amazing feat (I have a train A/C unit that's pushing 31 years that I'll be replacing this year) Water heaters aren't that expensive, I'd go ahead and replace it.

Like @Frank R. said, tell them your plans and ask them if they have other investors as agents, if they do they will understand what you do and probably have a structure that is more geared for investors, i.e. better commission rates from you (since you have RE experience).Different brokers offer various training levels, some offer in-house services (i.e. title companies, attorneys, lenders, etc.), desk space in an office or no desk space... these are all questions you should ask...Good luck...
