The trash issue parallels that of CableTV - - mandated single server provider.Just like I can't elect to not pay for  specific Federal mandated services on my 1040 because I object to them, I can't sidestep community "mandated single server providers either".

I now provide pre-cut thick plastic washable shelf liners and actually have a clause in my lease about damage to cabinets -- no nails, push pins, other sharp objects (I've had tenants hang pictures with pushpins on side kitchen cabinets, screwed in hooks to hang things) and that stains and damage to cabinetry will not be considered normal wear and tear.

This is a great problem, but still a problem.If they truly all meet your objective criteria equally and you have no reason to suspect material differences, then I suggest you go with the applicant who got their formal application into you FIRST.
