In that scenario, Fannie/Freddie have a 15% down option (but see above about market conditions) but they still won't lend to an LLC.Now, I feel that transferring your property to your LLC after closing is a non-issue.

I feel like you'll have the best experience utilizing a DSCR loan (debt service coverage ratio) that is no income and no doc based off just the rent schedule of the property .

You can't invest in any transaction that involves an immediate family member, you and your family members can't benefit from the investment in any way (directly or indirectly), and you are not allowed to provide any services to the plan; all transactions must be "arm's length."

If you're going to non-owner-occupy multi-family you need 25% in cash plus closing costs and reserves, unless a Contract for deed is an option.
