Sometimes 1 or 2 in what you thought would be your top 3 dissapoints so greatly that you go back and add a 4/5th to interview(I actually found my favorite company because of this).Online reviews can be helpful, but I won't automatically discredit a company solely based on this because negative reviews are more common, generally because of human nature.

If they have a negative cash flow and you have no intention of living there again, you need to fix it either by getting more rental money or by selling the property.As an investment property goes, your tenants should - as a minimum - cover your mortgage, taxes, insurance and repairs.

On the positive side, grossing 3300/mo rent on a 300k property is exceeding the 1% rule (you'll want to read up on that, if you haven't)--and this indicates that if you use the right financing strategy, the property might be a good deal...On the negative side, what's your cash on cash return on this deal?

It occurred to me that having outstanding loans on multiple rental properties may negatively affect our debt to income ratio and our ability to qualify for another primary residence loan should we decide to buy another primary home in the near future.
