As long as you are on top of maintenance and in general doing the right things to keep your tenants safe, is their much to be concerned with?

I buy with cash when I get a sweet discount for doing so (closing quickly) or buy an odd property (2 homes on one lot or a mobile on land for instance) or one with too many repairs for a bank to lend on.My last cash buy, rehab, rent captured about a 55% equity gain.

You will have legal protection through the LLC and it will act as a pass through as far as your taxes are concerned. 

It has a double wide mobile and a 6500 sqft old paint factory on it.

As far as the last minute filing is concerned, I'll be late myself but IDC because my taxes have never been this low claiming only schedule E income!!!

It's a con as far as I'm concerned, with the majority of players having zero knowledge they are part of it.
