I call this the hybrid approach, maybe investing locally in deals for your active spirit if time, skills and interest are there while balancing more difficult DIY projects out side of you area w/passive focus in niche areas like large scale value add apartment investing, mobile home parks and self storage for instance.  

If so different types of real estate as in commercial/ MF/SF/ mobile homes?

Most skirt this with "Small Homes" by putting them on wheels so they are considered mobile homes and don't need to be as big.

Are the power drops for the Mobile Homes the old kind with only 50 amps or 100 amp drops?    

I have been doing some research and I have been looking into mobile home investing as a low barrier to entry.

I am currently working as a Junior Broker in Arizona for NAI Horizon focusing on Mobile Home Park and RV Park Investments.

Also any sticking points you may run into there is most likely a thread about it on this platform

In some places, like Texas where they can grow the mobile homes big- we want 16 x 80 homes.
