Take others out to lunch, pick their brains, offer to help out and hopefully you can find a mentor to work with/partner with.

I have an amazing local banker that mentors us and finances our properties.However, we rarely get a note over 10 years and some of ours are 5 yr notes.We still cash flow but very little.

All of mine will be managed by my agent (who is also my mentor).

Find a mentor who is doing it and have them walk you through making money on the property from acquisition to exit..

They want to set me up with a mentor. 

We had a "mentor" that got us into this and charged a fee for his guidance.  

I don't need mentoring per se, just some pointers on which areas I should be looking at for a first flip that would have a good chance of success. 

I didn't sign up for their mentor program which is way too expensive.
