Not only does it now run so slowly as to be virtually useless, it has lost the only advantage it had over Zillow and Trulia.  

Additionally, once I have the loan pressure is on to take the first offer I’m given because of the daily interest costs on the loan, I’ve lost out on an extra $30k on one deal because I pulled the trigger 10 days too early on an offer.I’ve tried to present bankers an offer to fund the loan but I haven’t found the right “combination” as Brandon Turner likes to call it.  

Inspection and appraisal money is typically lost if you don't close and it's your own choice.  

I have also had to replace a light globe on one fan, as the tenant either lost it or broke it.

I am not referring to properties where a LIS or NOS has been issued but the owner still maintains control of the property up to the time of sale. 

I'm a licensed agent in Florida, have rehabbed my share of houses, and have assigned at least 100+ contracts over the years, but have never tried to control a property with a lease option. 

I know people who have done one or two deals and lost money on them...and they're now mentoring new investors.

This property is off market and the seller is motivated (lost his job), so I hope to negotiate the price lower.Here's the big catch on this property.
