I don’t know anything about the Lincoln market hopefully now that you’ve said the city name other users with Lincoln in their keyword slewrtd will chime in for you. 

You want a figure where you don’t care about the stock market going up or down.  

Pick a target market (only 1-2 markets when you're starting out). 

We source off-market deals, pair them with investors, and then hand hold through the rehab and city inspections when things are complete.We have existing contractor relationships and a team on the ground to keep tabs on things and keep you informed along the way. 

You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor. 

So the past couple years I have been flipping homes in the Myrtle Beach SC market.

I would say some of this would depend on the market.

It was a pretty beaten up Duplex in an area of the town that I was told it is a "C" neighborhood by a local RE agent. 

I am BRAND new to REI and am looking to potentially make a buy and hold play in the next year, Reno might be that market for me under the right circumstances.
