of cure date, here the standard is 11 days before the sale but as others have mentioned, it can occur much later if the bank receives the funds to cure or an offer they short sale approve.

But, if you chose not to hold the property in your portfolio and to put it on the market and sell it for market value the scenario may look like this:  (Win-Win, he no longer has to deal with a property that he doesn't want and his debt will be erased sooner rather than later and you convert that 50-75k of equity into cash that you can use for your future deals).

Because if you take the rule above about how much you can borrow total, you now have to subtract your highest balance in the past 12 months from that amount.So if you were actually able to take out $50k and borrowed $30k but have now gotten a windfall 6mo later and paid that $30k off but wanted to take another loan against the 401k at the 9mo mark, the max you could take would be:  $50k - $30k (highest balance in the last 12 mo period) = $20k.

Now we later caught on and simply said we can double close, they still insisted on prolonging the contract because they would be out of town, stories just weren't making sense, it's a team of two, and they lie.
