Buy Starbucks cards for all the office and maintenance staff - it works a treat :D Maybe buying a condo with a rental restriction wasn't ideal, but keep your big picture in mind and congrats on taking action and purchasing an investment property.

Some are okay with partnering and others want total control.Rather than an 8 to 16 unit usually it works better to partner on acquiring a larger property where a full time property manager and a maintenance person is on staff.

. @ the big corporations (Agco, Excel Industries) I've got a good friend/ mentor who is redoing homes for rentals and does very well, although Newton as of late has pushed the medical field. which brings in more nurses and staff.
