I'm currently a full-time Pre-Sales Engineer (Solutions Architect) for an Software company.Born in Japan, but grew up mostly in New Jersey; went to GA Tech and stuck around the Atlanta area - because of (technical) jobs and cost of living.I currently still have 2 single family rental properties - 1 in Suwanee (cash flow is terrible so I want to sell ASAP), and 1 in Alpharetta (cash flow is OK, but I think I can do better).

Not necessarily in that order.Other states that have been known as landlord friendly: Indiana, Wisconsin, Colorado, Arizona, Florida, Kentucky, Georgia, Mississippi, Virginia, Arkansas, Nevada.From what people have posted on BP, I'm guessing some of the least friendly are California, Massachusetts, New Jersey, New York and large metropolitan areas such as the Chicago area of Illinois.One of our most useful tools in Washington is the 20-day Notice to Terminate (no-cause) that can be used with month-to-month rental agreements.
