I definitely agree there are still plenty of deals to be had and I'm working hard to put in the work to find them.

With that said, there are plenty of 'good' deals and again in this current economy, I would prefer a 'great' deal for the risk being taken.As far as my reputation goes, there is no issue. 

That way you have plenty of cash for any softness in your market, and also capital to pounce on any opportunities that may come up.

There are plenty of people out there with lots of money and good credit, but no time to find and negotiate good deals, and then manage a rehab and sale. 

There are plenty of options, you just have to get specific in your goal.

Expected rent is $1200-$1300 - PITI will be $950I'm obviously nervous about moving forward being that this is my first investment and the economy is falling apart, I have plenty of reserves but I believe the housing market is bound for correction being that so many people are out of work and over leveraged. 

If I'm hired to defend them in an IRS audit, which I have done plenty in 20 years, I'd much rather defend $9,000 income supported by bank statements than undocumented $10,000 income and undocumented $1,000 commission.
