It could be legit, but I would be surprised if the don't have some crazy fees.

NAR/CAR ethics stipulate 'Seller is Agent' disclosure in writing on the MLS etc at time of listing because even if Seller is not the Listing Agent, licensed seller/owner may expect and/or receive compensation (ie, gift, referral fee, portion of listing agent's compensation, etc).Thus licensed seller is inherently not strictly limited to being a principal in the transaction, so would have had to disclose seller is licensed agent. 

I know a few that could really have great cash flow potential even with the Lease Rent & HOA fees

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Don’t allow applicants to pay for their application fee by check or money order.

Another strategy is to look at the "eviction fees" line item, as well as the turnover costs and see if they are abnormally high.

@Robert, I can give you the name of somebody who goes out and photographs properties for tax sale investors for a minimal fee.

Those two platforms have no booking fee and charge an annual subscription rate to advertise your STR.

@Ada Tor, make sure to get competing bids and really understand their fee structure.

@Shane Brown I'm pretty sure that place has been on the market longer than that, I think it was for sale when I was looking around last fall, they probably re-listed it - 90k isn't an unreasonble price, that means you have to offer less than 90k and have room to move up.At least go look at it, look at neighboring properties, look at how the tenants live, verify heat type like Amy said, just completely avoid if it's electric heat (it looks like it's Rinnais though) unless you want to spend a few thousand on gas installs.
