We think some of the charges should be charged to the tenant i.e. cleaning, carpet repair (new carpet was installed during tenancy), damaged cabinetry, drywall damage, damaged doors, missing window screens and frame damage, burnt out light bulbs, trash removal, neglected yard maintenance etc.

They said it didn't fit their big TV so they installed a new one and they took it with them and left mine in the basement uninstalled.

I would go with Allure floors and installed doggie doors to fenced back yards. 

Besides some minor repairs (it has a busted window and vanities need to be installed in one of the full bathrooms and the half bath...the half bath also needs a toilet). it is pretty livable. 

Also, installing windows means you will have to get a structural engineer to see if a bigger window can handle the load, especially if you have a brick building.

Since the wiring is on top of the current plaster I need to either run the wire inside the plaster wall before drywalling (preferred) or just have the surface wire re-installed after the drywall is installed.Any ideas of approximate costs for running existing wiring inside plaster? 

i just went through this with a 4 unit property...couldn't get replacement coverage with fuses....however farm bureau insurance did offer me actual cash value insurance ...you could check into them if they're in your area...that being said, i decided it was worth it to upgrade service anyways...it's a pain to fix fuses when you have problems, as they are next to impossible to even find...i switched to individual break panels for all 4 units and also had to move meters and cans while i was at it...be careful...the county will make you pull permits...meaning, if there are old fuses, you may have other things that will need to be updated as well...when you get estimates, make sure the electrician pulls permits and quotes for everything that the inspector will require...half my total bill was for updating other electric issues that the inspector was enforcing since we had to pull permits to install breakers..i'd like to hear what you decide..goodluck, and let me know if you have any questions
