I'm finding a contractor to get the place ready to go or a handyman to fix up the stuff in the inspection report and I'm asking who knows a lender so that I can get financing.

For instance in certain cities in and around Cleveland OH there is what is called POS .. and when properties change hands the municipality does an inspection and requires a large sometimes very large deposit from the buyer with a laundry list of things that must be addressed ( although most of it U would normally do in a rehab.) but you have to put the money up AND you have to complete the work to get your deposit back.. so in essence you need enough cash to rehab twice.. :( So implementing this in many markets will not be difficult.

@Michelle Paulsen yes, Providence and Pawtucket are good markets in general, especially if you’re used to even hotter and higher priced markets like Boston. They’ve been going up for several years now, like a lot of other markets, and right now we’re seeing a lot of multiple offers, offers waiving inspections, etc.In Pawtucket two neighborhoods people usually speak well of are Darlington and Quality Hill, and in Providence there are the East Side and West End.Happy to speak to you in more detail sometime if you have more specific questions, too.
