S8 has its pros and cons. 3 of my doors are S8 and it’s ok overall but a tool rather than a strategy.  

Since I will invest in the Augusta, GA, I'm trying to figure out what strategy to take for the next 3-5 years.

This was a question I asked when I my interest was peaked year ago.A great book I would reccomend, available on audible you can listen to...The Book on Investing in Real Estate with No (and low) Money Down.It will lay out many of the strategies that beginners and even successful investors utilize to invest in real estate.A popular strategy of many of investors involves investing with OPM (Other Peoples Money), myself included.

Are there other strategies you can use if the flip doesn't sell right away for a profit? 

i was trying to figure out how to say to not choose a strategy solely because of perceived yield.

Up until this point, when your income was lower and you were following a more “vanilla” financial strategy, the need for a specialized accountant might not have been apparent.

Just moved to Mankato 6 months ago and am looking to get into a deal here very soon, and with any luck, will have some velocity to our strategy so will bee looking for an additional deal in 6 months or so.

Note that I'm not asking this question looking for an excuse to give up on my dreams of real estate investing before I even start - I just want to go into things with my eyes wide open and adjust my strategies if necessary.Thanks in advance for your input guys (and gals!)

The owner Rob build and sold more than 100 homes per year but also had at least a dozen that he held which encouraged me that using the BRRRR strategy may be beneficial as he then would get the benefits of depreciation to help offset the profits he was making selling off the others.  

While I've implemented various strategies over time, I believe there's always room for improvement, and I'm eager to learn from the experiences of others in the field.I'm particularly interested in hearing from those of you who have been consistently closing deals and have found success in generating high-quality leads.
