Marie Poe says here.Only thing I would add is that we train our CFK folks to do the following:1) Make contact as a wage earning employee representing a small group of investors (this curbs their likely disdain for large banking institutions).2) Try to get to the root of their problems before demanding they leave or offering money.3) Try to offer assistance instead of money (moving van, able bodied workers).4) Try to offer less money instead of more money.5) Follow up diligently to ensure any CFK agreement is adhered to strictly.6) (As others have suggested) Concurrently file initial UD action along with the CFK negotiation, so you are able to carry a big stick while also speaking softly. If you're able to do all of these things, you should be pretty successful in occupant disposition.

Buyer has accepted but contract not yet fully executed, as many know the way FNMA works is you make the offer, they give you a verbal acknowledgement, then you have 5 days to "formalize" your offer with their REO addendum, then they turn around and execute the contract. This home has some high end stainless steel kitchen appliances, Supra washer dryer combos (two of them), Dorn Bracht faucets, brand new air conditioning units for outside Gazebos, steam shower body jet roman tub modular units, Miele dishwasher, 48" long SS outside BBQ unit, etc etc etc...and because the home was never 100% finished, some of those appliances were not hooked up or installed, they sort of sat in their space but some still had styrofoam wraps around them or manuals taped over them. So, I listed all those in my contract to purchase, where you typically list included items, like ceiling fans, window treatment blah blah blah. The Listing Agent wiped all that out.

The fewer living organisms (human and animal) in your property, the less wear and tear on your property.I don't know the laws in Canada about pet fees, etc., so definitely look into what you're allowed to do if you decide to allow the dog.

So no matter what it is called and marketed by the verified numbers tell what is really going on.I think when you get into it you will find those tenants leaving in a few months you will need to dump thousands to get the units rent ready again and the impact to the numbers will be substantial. From the sellers perspective it's human nature to want to find an inexperienced buyer.
