Obviously mounted up high in a readily visible spot "trail cams" work just as well (as a possible visual deterrent), very cheap online. 

Also, what are your % hopes for an annual return ? 

I’d like to have about 25k for a down payment and I currently have 15k saved up already in a high yield savings account.

Since I’ve increased my deal flow to a significant degree, I find that this technique eliminates the wasted time and effort of dealing with people who aren’t highly motivated to close a transaction.  

Rates too high, I couldn’t rent to cover the cash out of $400k+. 

- Are there certain areas you would stay away from and why (eg, high crime, bad schools, poor quality builds, etc)?

I am okay playing the long game and waiting for the benefits of market appreciation but in the time being would like an average CF return (not prioritizing CF).

@Catherine Ding  The additional costs of a smoker are the purchase of the ozone generator, and the additional paint prep with wall washing, and a high quality primer coat.
