@Jeremy Morton I am currently heavily real estate but over time I will diversify back to likely more 50/50 real estate and the rest broad stock market investments that I will let ride for 30 years.If I were you I would do something like that but also invest in the market.

On the other hand, though, I think you'd have to be equally nuts to think a ban on STRs in areas like mission beach is at all likely.The fact that the CA Coastal Commision went on record to say that they in no way support blanket bans on STRs will heavily influence the situation here.

The electronics manufacturers are working heavily to keep it down so it doesn't increase their production costs but still....you never buy something at the peak of it's value and gold is at the peak of it's value, imho.

It seems that the variability in profit for spec builds is heavily dependent on the market, whereas the variability in profit from fixers is heavy on renovation costs.
