I know this is your thread, but I have a sort of similar question, would it be alright to post it here?

I like the idea of going to the local REI's and networking obviously, but was wondering if anyone has had a successful approach to breaching this sort of arrangement.  

Northern California... trees can be huge with yields of 100k NET per acre. 3. western red cedar  hi price lower volume per acre grows in the watersheds of ORegon WA BC4. tie between old growth Yellow pine east slope of cascades and  J log  prime doug fir WA OR BC    I have taken 400k net dollars off of 10 acres of prime growing ground in Oregon.. that's 400k in my jeans in 5 working days.5. all the other lesser sorts of doug fir and pine..

I was thinking maybe you could be more conservative with your numbers since you won't get full rents yet, but I think I am splitting hairs since that is a conservative number when you have 23 long term leases already in place. 

@William Brown  there are all sorts of those lenders just post money wanted on BP  Linkdyn or facebook .. you might have to go to 2 or 3 % though but they will do 100%  and they only require you to say your going to pay them back.. and of course they may want an unrefundable up front fee that will of course be credited back when you take down the first 100 million

If you want any sort of consistency you're going to need to get your volume up.

Anyone from the other units has to go there to clean it out of pet hair, glass, etc. and this may be disruptive to 1 tenant or nobody may clean it up at all.2.

One of those things is forming some sort of corporation or a LLC.  

If managing myself what sort of tips for background checks, rent collection, legal advice should I line up?

What sort of legal structure did you set up (if any)?
