We replaced the top floor full bath for $3,500 and got a renter in after 3 months of rehab to upstairs and substantial demolition to the down stairs unit (didn't want to subject a tenant to the noise and dust etc.).

Anyhow it seems like house hacking and BRRRR is the Holy Grail on BP and I’ve done a BRRRR in 95838 since those seem to be some issues people have brought up (Christian Rozo seems like you’re willing to do some grinding so hmu).

We know based on local area appraisals we have money in them to be refinanced.We already have one in delayed financing (current rehab) and the next two we will finance after seasoning.From there, should we move on and try and land a multi family or continue grinding away SFH using cash purchases and the delayed financing technique.
