My point is: there ARE genuine bargains out there, but you won't find them if you're in a RUSH to spend up!

if you’re talking more inspirational help then realize that you can’t make anyone else love investing...you can only try to help them see the wisdom in it through what you’re already doing. 

These situations are always tricky as you may have a suitable candidate but the income is off and he may be genuinely compensating for it without a malicious intent.

I even recently came across a couple good videos by Jocko Willink, very inspiring.

To get educated, I would first dial down on exactly what part/strategy or real estate is attractive to you and that you genuinely enjoy.

I have personally funded 4 different operators that have gone from zero to 100 to 200 doors in the last 3 years all with our private money. and we are not bank rates by anymeans but they make 200 to 300 a door so its not really about cost of capital its about scale... had a call with one yesterday by end of may they will be at 180 doors and 140k gross revenue.. and I funded each and every one of themThat's amazing Jay very inspirational.
