The title company is asking me to fill out the 1099-S to report this property sale, but I am not sure which EIN to write on that form: of the employer (plan sponsor) or of the tax exempt plan?

Does Indiana provide a way to claim title on these, or do they need to go through an auction process?

I write the contract, get proper disclosures, forward to title company and just make sure all parties follow their deadlines and get to the closing table.

Also title company or property management companies would be great.

Any landlord that comes on here asking about how to deal with non payment of rent is in the class of a Hobby landlord, mom and pop or what ever title you choose to use.If professional was their approach they would place money at a far higher level of importance and not need advice on how to deal with non payment of rent.

if you transferred title do a quick title check before you accept a deed in Lui.. 

I would check with a local real estate lawyer and maybe a local title company.

As far as furniture that's a different game and not easily possible and really not worth it in my mind. 4.
