AirDNA is not free, but I don't use them much anymore so I am unsure of their current pricing structure. 

Subdivided off the adjoining 3 acres to become free and clear and now am developing into 9 more units using the land as down payment for construction.

It will probably cost you a few hundred dollars, but a free lease from google will very likely cost you much, much more.

They do have an upREIT feature where you exchange your NNN into the portfolio tax-free, they are a bit selective.
