I have my LTR in a college town where there’s high demand and STR in a coastal vacation area with +20 weeks of rental with a peak of $12k per week in the summer.For 6% on both,  I get the canvassing and advertising,  collection, scheduling of maintenance with contractor of my choice, cleaning, monthly quality control of the property, and a check by the 15th of the folding month. 

So normally- each rental stands alone as an activity, so does having your license/being an agent. 

I currently have under contract 2 homes free standing being sold together, on the same parcel and tax deed.

@Jim Cichello, you will be kissing a lot of frogs to find your 'prince'--the broker that folds under negotiating pressure from you won't hold up too well with other brokers.So just go to a 'flat-fee' brokerage, get it listed, and do it basically yourself. 

As other have said, you don't really need your license to invest, but this is where I stand on the subject.Getting your license has the potential to do you more good than bad, so getting your license I don't think is a bad idea.

Do I have legal standing to enforce it with the verbiage in the lease addendum they all signed?

You have to look at 100 deals on paper to identify 2-5 potential deals and I suggest, you make offers on all those potential deals.It's a lot of work but if you do them diligently, you will multiply your $100K initial capital 100-fold. 

I keep researching different cities like Grand Rapids MI, Lexington KY, Huntington WV, Johnson City TN, on down to Florida and I just get lost in the fog of numbers making it so nothing stands out as a great market.
