So, I filed for bankruptcy just to avoid paying this scumbag attorney and now I was out $1,050,000 plus a lot of other expenses like I was the Lead Plaintiff for the case and I used my own money to fly to Chicago and get a hotel room for a deposition because one of the K-mart shopping centers was in Chicago and one was in Florida.I can write you horror stories all day about bad syndicators and I know some who are top of their game, but I learned my lesson and changed my business model and philosophy as such:Never allow someone else to control your money, or always have full control of your money. 

That is because they know they are not about to fly all the way down here to take me to court for a small amount of money that they have no proof of me owing.

If the property is nearly turnkey or even as is properties are flying off the market well above asking price.

I try not to inject my own bias too much into the advice I give, but I'd say stick to regional drivable vacation and tourism dependent markets as they tend to be both affordable and accessible vacations for people, which makes them more recession resistant than big fly-to markets or metro markets. 

Plus, finances fly by and who knows, maybe some unforeseen circumstance will occur and in a couple years instead of saving more you’ll end up with 20k in the bank instead.If you’re looking to flip (only because that’s what I know more about) make sure you interview tons of lenders, because quite a few will lend you money for the property AND the rehab costs.

Not seeing any condos for rent in your area is a good sign, it likely means that they fly off the market when they are listed.
