Zillow will replace agents..yeah thats how they make money, they literally would not exist without agents giving them money....title company kickbacks, yeah you end up in federal prison for that.

Downside is your dealing with the government and you can't refinance until you've lived there 1 year to pull your equity out.Hard money loan is not owner occupied and you can't live there while you are in the HML loan. 

I could be wrong but I doubt that the government will try to fix one problem just to create a much larger one.
