@Steven Quails  Those that are new to BP (even old members, LOL) may take what I say as negative, I understand that, disagree at your own peril and I  don't know everything. 

I've had a much different experience than Mike Wood, and I couldn't disagree more about being an hour away from the city centers.

@Jacob Messer - there's one area in which we are going to disagree: IMO, this is a solid deal, however I do not agree that the investor made out like a bandit.

However, there is no reason to make things up, insinuate things or insult people because you disagree........ 

Best, Brandon  I would disagree with this - "local lender" in my view is outdated, in the age of the internet and websites like BiggerPockets that offer nationwide lender information at your fingertips, the best course of action is shopping among all the lenders nationwide rather than boxing yourself in to whoever happens to have a brick and mortar shop in your local market

I don't disagree that door knocking *can* allow you to bring in additional deals on the fence.

.: if you've never done something like this before i don't see how it would be responsible to 'raise capital.' i disagree if your raising from educated folks they have all the tools to decide if the deal is right as long as your motives are in the correct place go for it and you'll succeed
