My question is: Is a 1st mortgage considered with experience or not in the eyes of lenders?

In order for me to get this duplex I'm eyeing using conventional terms are as follows:Subject property is 93k I will need at least 20% down no if and's or but's.

There are some videos out there where investors just did a walk through of the properties and provided details of their deals flashing across the screen (I don't know how they do that) or in the comment section below the video without saying anything.

I recommend you contact a real estate attorney or specialist in Georgia who can go through the details of your purchase with you. 

I would say may be rent for a year... know the area, commute time and other details.  

There are so many details behind the general explanation that just comes to you naturally as you research and get to understand it.You can start by using the search bar at the top of the BP website and type in a keyword like "BRRR" or "BRRRR" (sometimes they use 3 Rs, and sometimes 4 Rs).

I am aware of that strategy, but don't know all the details, actually may be a good idea.

I understand there are ways to get off the ground more efficiently and less expensively but it’s important to me to do this in a way so I learn the details in a scalable way.
