What made you interested in investing in this type of deal?

Until you establish a relationship with a GC, it may be hard for them to come give you an estimate every time you want to estimate a deal.

HelloI am from northern Idaho Bonner’s ferry/ sandpoint area. newbie in the game only have one deal under my belt but always looking for the next one 

I’m struggling to find anything which is frustrating…..my aim was to buy somewhere early in 2024 but I’m analyzing a lot of deals and coming up short.

A couple of land investors have told me that after dealing with all the HOAs’ rules, they never want to buy inside an HOA again.

If you have ever heard the saying you have to be in the game to win the game, I have found that you have to look for properties constantly to find the deal you want, but along the way you find a lot of other properties, that if you had your real estate license you could have made money on. 

You can probably do multiple if you found GREAT deals.

To your point about deals not doing well, what was the issue for the deals not doing well? 

In my opinion, most risk management comes from proper deal analysis and not specifically what is in the loan docs.
