The landlord prior to that is from Northern California (where our available rental is located), he said that there was never an issue with rent being paid, and they were great tenants.My concern is coming from employment.

Funding for the repairs is not an issue, I am more concerned about the repair process.

No the house is not in a flood zone at all which was my biggest concerns. 

Tell him you do not understand  what his letter means and what the concerns are?

My husband and I are looking to invest in real estate, but one of my biggest concerns is the legal process/ paperwork.

There seem to be couple of good deals in Baltimore but my concern is that the schools nearby are rated poorly by Zillow and that ultimately affects my future tenants. 

We don't have very good credit so we cannot go the bank route for a loan, we are looking for hard money lenders but we just have not yet got approved, we have been saving to make this dream a reality so to speak and are just a little concerned with investing all of our savings in a shell without knowing we will begin work straight away. 

I would want to be my own property manager which doesn't scare me much as I have good people skills and good maintenance skills.I'm concerned about getting financing at my age and at my income level.
