I read about WY LLC and DST, but not sure if these complex structure fits my current situation, so want to get some advices from here.I also want to make sure I have good insurance, what should I look out for in my insurance policy to make sure they cover the common liability / accident claims?

I have systems in place to where they are much less work STR's have constant turnover and is a customer service job and must be treated as such.I can easily cashflow 1k a month on a LTR the way I buy them with much less effort than a STR.I know some people are killing it with their STR, some are scrapeing buy.

The way these investors found these distress properties (off-market deals), you have to either do it yourself, which is a full-time job calling and building relationships with these cold sellers, or find an investor-friendly agents / wholesalers who's sourcing these deals for you.Let me know if you have any questions regarding this topic.

And not just that, lets say we pass 2023/2024 with lot of foreclosure that we expected.Lets say we move forward to 2033, Fed rate at 2033 lets say 4%, cap rate for apartment 3% (after going down from cap 6% in 2024), we would hit the same issue again and by that time, most of today's GP would move to different job or industry anyway, or retired.
