I have come across a few strategies: Series LLC - It's an LLC but each property goes into it's own "series" or child LLC - Only a few states have these and I've heard that they aren't "proven in court" - they don't have a lot of precedents - other than that, they seem ideal.Putting each property into a Real Estate Privacy Trust (AKA Land Trust) and making the beneficiary the LLC - there isn't a lot of info on these (pros & cons) It doesn't seem common and I can't find a lot of unbiased infoCreating a separate LLC for each property - this seems like a lot of overhead and complication and renewal feesNot doing an LLC and instead just get an umbrella insurance policy - I'm concerned that they are cheap because they rarely pay out.I'm looking for thoughts, opinions, and suggestions on the above strategies - OR If you have another strategy, I'd love to hear about it!

You could be talking about mortgage liens, utility liens, tax liens, HOA liens, mechanics liens, child support liens, judgment liens, and probably hundreds upon hundreds of other types of liens.

With the cost of construction that you mentioned, it doesn't seem feasible to make affordable housing in most markets.MF in Portland these days are all up scale and cost 400 a foot to build.. and rent for about 2 to 2500 per 1K sq ft. govmit wants affordable housing they need to open up the tax credit vaults.. also in this market a new ordinance pass requiring a certain amount of low income units per project there was a rush to get projects through before the ordinance and since that time new projects have dried up to a trickle.

I have a garage converted to a rec room, connected to the house by a breezeway, so the architect advises I need footings for a breezeway, replace windows in the rec room to larger ones that open out (egress requirements) and larger roof beams, on the garage.I will get the variance if the building issues are corrected, as they have granted similar ones in the neighborhood.
