For the intellectually challenged I will guide them but they have to do it.

The biggest challenge I faced when I got started was finding a good GC & handyman, which threw off all my projections.

The DMV handles the title to the home unless it is declared real estate and becomes a permanent fixture with the land.  

I hope it works out for you- also,  be sure to include any experience you have that shows you know how to handle responsibility and if you have ANY outside/inside maintenance experience, even if it's only on your parent's house.  

So once you start having multiple properties this might become a challenge on military pay. 

If that "boots on the ground" partner has the responsibility of handling the issues, they are going to want to provide a property where the management is as easy as possible....since they are the ones doing it.

Hello BP,We have about 30 units on the northwest side (Call it Belmont and Harlem) area and we struggle to effectively handle work orders that isnt a loss too us as manager.  

At least until you know if you can handle the ups and downs of REI. 

I even get a tad emotional thinking about it because I just want the best for this person and I fully recognize that this can be life altering if handled correctly. 

Good luck...the new company will handle the heavy lifting.
