You may have to be the one doing the leg work.As said previously, even if the loan is assumable, most sellers who are priced right for the market and are getting offers within four weeks of being on the market will not be willing to go through a couple of extra steps for an assumption.

How I personally would start is on the macro level, and from there do a bit of leg work and start analyzing specific areas within the city that you want to invest in.

We've actually built some good relationships that way and are happy to pay them a fee to do the leg work to find our next property so we can focus on whatever we're working on at the time.
