Hey everyone,I got a deal that I am real eager to go after however I don't know if my analysis is sound and I would like to get some expert opinions.

For the inspection, I would look for someone certified by ASHI (American Society of Home Inspectors).  

To my understanding, just because there is no income tax in one state doesn't mean that you don't get taxed if you invest outside of NV.I'm no legal expert but I'd talk to the pros on this one first.

I understand what cap rate was originally designed to do (as David pointed out) but in practice I see cap rate being defined and described the way it was NOT originally designed to do.I keep running into posts where the "experts" would define cap rate as follows:"The capitalization rate is the rate of return on a real estate investment property based on the income that the property is expected to generate.

In regard to institutional real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost.
