After removing an old jet tub/shower  in the master bath and replacing with a large walk in shower we replaced all the downstairs floor with vinyl plank and the stairs and upstairs with carpet.

Tenants can be held responsible for neglect, whether it's failing to vacuum the carpets for 3 years or failing to change the air filter. naturally, everything depends on your state laws, the quality of legal counsel, in the mood of the judge on that particular day.

Not sure I see that with just paint and carpet?

We have already replaced the carpet in the whole house with high end carpet and padding, replaced some appliances, had a brand new AC and heating pump installed, fresh paint on the whole interior, and redone the kitchen and bathroom cabinets.We would like to keep our monthly payment the same as our mortgage, so rather than sending the $2600 to the bank every month, we would send that money to you.

The bedroom he's in has new carpet and was freshly painted so I'm assuming those would have to be replaced and possibly some items around the unit.
